ABOUT THIS OPPORTUNITY
Delivers paralegal services in substantive areas specific to real estate. Exercises independent judgment and discretion in independently managing various elements of real estate transactions, including acquisitions, existing stores, remodels, dispositions, corporate facilities, and distribution centers. Prioritizes own work and handles a large volume and variety of transactions for multiple real estate teams. Provides analysis and recommendations to business partners regarding real estate transactions. Leads title and survey reviews. Establishes title policy and endorsement coverage guidelines and policies. Leads closing and post-closing tasks and processes. Creates and maintains real estate related form documents. Leads due diligence and other real estate related research. Builds great team and client relationships.
PRINCIPLE DUTIES AND RESPONSIBILITIES
·Independently Leads Title and Survey Reviews. Conducts research and independently manages title investigations. Obtains and analyzes title commitments and surveys and communicates directly with internal clients, title companies, and adverse parties. Independently negotiates and resolves title objections with title companies, external vendors, and opposing party’s attorneys and/or paralegals. Determines and revises internal procedures, policies, and guidelines with respect to title insurance policy and endorsement coverages and costs and independently negotiates the same with title companies.
·Leads Closing and Post-Closing Tasks and Processes. Manages and controls the timing and occurrence of all real estate closings. Proactively engages Companies attorneys and clients, title company staff, external vendors and seller’s/buyer’s attorney and/or paralegal to prepare, review, approve, execute and assemble all closing documents and other deliverables. Negotiates key terms and conditions of closing and post-closing documents, as necessary. Independently resolves final closing issues. Prepares internal post-closing reports and memoranda for clients and tracks and manages completion of post-closing tasks. Manages legal file and ensures that all final and recorded closing documents are delivered to clients.
·Performs Document Review, Interpretation, and Drafting. Independently locates, reviews and interprets legal and other documents in the context of commercial real estate. Assists in directing outside counsel on Companies transactions. Advises Companies attorneys and clients as to document requirements and obligations. Identifies legal and business issues and makes recommendations to project attorney regarding resolution. Drafts various documents used in site acquisitions, existing stores, remodels, and dispositions of stores, corporate facilities, and distribution centers. Prepares document analyses and summaries.
·Miscellaneous. Develops, implements, and revises procedures and processes to streamline closings and post-closing tasks. Assists in the development of knowledge management strategies. Mentors and trains other paralegals and clients with regard to processes, policies, and legal issues. Maintains positive working relationships with title companies and external vendors. Coordinates with other paralegals for vacations and overload. Participates in, and may lead, various Law Department initiatives and special projects. Thrives in a collaborative, friendly and fast paced environment.

REQUIREMENTS
·Four-year college degree and a Paralegal Certificate from a reputable institution.
·10+ years of commercial real estate paralegal experience in a law firm or corporate law department setting with an emphasis in real estate transactions.
·Able to prioritize and handle a large volume of work for multiple real estate teams
·Strong written, communication and analytical skills.
·Able to work independently with minimal direction.
·Able to provide work direction to others.
·Able to establish effective, trusted team and client relationships.
·Proficient in Microsoft Word, Outlook, Excel, PowerPoint.
COMPENSATION
The successful candidate will receive a highly competitive and attractive compensation package, which includes a base salary, a performance-based bonus.
